Every once in a while I'll get a phone from a house owner who realizes that something is wrong. It's amazing how honest people get when they arrive at the realization which they need help badly. Contracts clarify at the start what the full total price will be, which models should be used that manufacturer, how the task will be done, what guarantees are in place, what sorts of insurance the contractor is required to have in your specific city, etc. Additionally, it should include the "small things" that most quality contractors are alert to - maintaining a clean and safe work place, finishing punctually, providing the end-user (yourself) a maintenance manual on what materials/products adjacent should really be handled (that aren't part of the scope of their work - siding, shutters, sometimes flashing and caulking).
